Ozzie D, NP-hard :bikepump: :vegan:
@DemonHusky @universalhub Reading through the Healthpeak ENF, the proposed redevelopment will have 8.2 acres of "parking and other paved areas", down from 23.5 existing acres for this purpose, and they state that the total impervious surface area will be substantially smaller (-8.3 acres). More green spaces, better stormwater management. That's all fine, comparatively... maybe it'll even offset the 10-fold increase in water use and wastewater generation (at least it's not an AI data center)!

Meanwhile, they more than double the number of parking spaces, and estimate 40K more daily vehicle trips. They know the additional traffic will be heavily scrutinized, so they pour fervent hope into the proposed ped/bike bridge over the tracks, behind 110 Fawcett St. That bridge supports the whole damned project, to wit: "Significant roadway and pedestrian/bicycle infrastructure improvements are proposed to mitigate the impact of these increased trips within the Project Site and surrounding community, including the Proposed Bridge, providing a direct connection to public transit." [sec 2.2.2]

Yeah, ok, nice words. But they can't make the MBTA build a new commuter rail station there -- which might really make a difference.

And they don't plan to build their heavenly bridge until phase 2, probably 10 years after construction starts. Priorities, right?

#CambridgeMA #RealEstate
